LAND USE PUBLIC HEARING

QUEENS, NY – Acting Queens Borough President Sharon Lee will hold a regular Public Hearing on Land Use. The agenda includes:

Items 1 and 2 are related

1. Application submitted by Tuchman Associates, LLC, for an amendment of the Zoning Map by changing from an R6B District to an R6 District property bounded by the southwesterly and southerly boundary line of Flushing Meadows Corona Park, a line 100 feet easterly of Sautell Avenue and its northerly prolongation, a line midway between Corona and Van Cleef Street, and Sautell Avenue and its northerly centerline prolongation.

Location is within Queens Community District 4 in Corona.

2. Application submitted by Tuchman Associates, LLC, to amend the New York City Zoning Resolution establishing and mapping the area to be rezoned as a Mandatory Inclusionary Housing Area.

3. Application submitted by FWRA LLC for the amendment of the Zoning Map:

a. changing from a C4-2 District to an M1-2/R7-1 District property bounded by a line 425 feet southerly of Northern Boulevard, College Point Boulevard, a line perpendicular to the westerly street line of College Point Boulevard distant 845 southerly (as measured along the street line) from the point of intersection of the westerly street line of College Point Boulevard  and the southerly street line of Northern Boulevard, a line passing through a point distant 200 feet westerly of College Point Boulevard on the last named course and proceeding northwesterly at an angle of 125 degrees to said named course, and the U.S. Pierhead and Bulkhead line;

b. changing from an M3-1 District to an M1-2/R7-1 District property bounded by the westerly prolongation of the northerly street line of 36th Avenue, College Point Boulevard, a line 425 feet southerly of Northern Boulevard, and the U.S. Pierhead and Bulkhead line; and

c. establishing a Special Flushing Waterfront District (FW) bounded by the westerly prolongation of the northerly street line of 36th Avenue, College Point Boulevard, 39th Avenue, Janet Place, Roosevelt Avenue, College Point Boulevard, the northerly street line of 40th Road and its northeasterly and south westerly prolongations, a line passing through a point distant 891.29 feet southwesterly of College Point Boulevard on the last named course and proceeding northwesterly at an angle 127 degrees 12 minutes and 20 seconds to said named course, the easterly boundary line of a park, and the U.S. Pierhead and Bulkhead line.     

Location is within Queens Community District 7 in Flushing.

4. Application filed by FWRA LLC to amend the New York City Zoning Resolution by:

a. Establishing the Special Flushing Waterfront District (SFWD) text (proposed ZR Section127-00);

b. Modifying Appendix B Index of Special Districts to include the proposed SFWD;

c. Modifying Appendix F of the New York City Zoning Resolution to establish and map the area to be rezoned as a Mandatory Inclusionary Housing Area in Flushing, Community District 7, Borough of Queens;

d. Modifying ZR Section 62-952 Waterfront Access Plan Q-2;

e. Modifying ZR Section 11-122 Districts Established;

f.  Modifying ZR Section 12-10 Definitions;

g. Modifying ZR Section 14-44 Special District where Certain Sidewalk Cafes are Permitted; and

h. Modifying ZR Section 23-011 Quality Housing Program.
